    The notice of termination for the apartments is submitted subject to the statutory 3 month notice period.

    It is only possible to rent an apartment as a member of a cooperative as we consider membership to be the basis for cooperative housing. The membership's shares are in line with the rent amount and the apartment size. A single share amounts to EUR 275.00.

    Termination of the membership must be made in writing. The membership may be terminated at the end of the current financial year, subject to observing a notice period of 3 months. If a notice of termination is received by WGH-Herrenhausen by 30/09, the member in question will leave the cooperative at the end of the same year. The membership of the cooperative will not terminate automatically when the notice of termination is submitted for the apartment, and may only be terminated if there is no active tenancy agreement in place.

    The paid up membership amount will be paid to the beneficiary after he/she departs from the cooperative and the balance is determined in the Representatives' Meeting. The Representatives' Meeting is held in June, meaning therefore that payment will be made no later than 1 July.

    Each year in June, the Representatives' Meeting will pass a resolution on the amount of dividends to be paid out on the cooperative shares entitled to dividends as at 01/01 the previous year. The dividend currently amounts to 1.25 %.

    Given that the B11A apartments are rented out as an all-in flat, no separate running costs settlement will be issued. An annual settlement will be issued for heating expenses.

    Before other people move into your household, you will need to obtain the consent of WGH-Herrenhausen. To apply for this, you must submit the valid personal ID of the person moving in. The inclusive rent in the B11A residential complex will not change.

    The subletting of the apartment and/or part thereof is subject to approval. The application must be made in writing.

    The bank details must be sent to WGH-Herrenhausen in their original format with a handwritten signature. A suitable form as a template can be found online at www.wghherrenhausen.de/download/formulare. We cannot accept any changes to bank details notified via email.

    If your name changes, please send us a copy of the official certificate confirming the name change, such as your marriage or civil partnership certificate.

    You must submit an application to keep a pet prior to purchasing the animal in question. Small animals, such as birds, rabbits or hamsters, do not require such approval.

    All tenant improvements that you make are subject to approval. This includes, for example, fitting additional locks, floor coverings such as parquet, laminate or tiles, and installing awnings and blinds. When you move out, you must ensure the apartment is returned to its original condition.

    HOW DO I OBTAIN A LANDLORD CERTIFICATE, AND WHY DO I NEED ONE?

    Since the changes made to the Federal Registration Act (Bundesmeldegesetz) on 01/11/2015, you now need to have a landlord certificate in order to register with the competent citizens' registration offices. WGH-Herrenhausen will issue this certificate to you as the main tenant at the start of the contract. The landlord certificate for a subtenant may be issued by the main tenant.
